The value for money at the hotel was great - the room was spacious and comfortable. The location was perfect, close to main streets but on a quieter road. The staff were incredibly friendly and helpful.
Breakfast offerings could be improved - maybe more variety would be nice.

Very modern design, the room and hotel looked like the inside of an Ikea store. Had morning breakfast and extremely nice hotel staff. Great location too!
Wish they had a bigger breakfast selection

The room was exceptionally clean and smelt fresh as we arrived. Reception desk employee was perfect in his manners and attitude. Room was just perfect in size and decor. Airconditioning/television were satisfactory. We stayed just for a night but I would have loved to stay on, if only we had the time.
Milk provided at the breakfast (for cereals/coffee etc) was long life milk which had a distinctive smell. I wish they provide boiled fresh milk instead. Secondly, the pillows were somewhat soft.

Friendly and helpful staff, especially when I needed assistance finding a pharmacist open at 4 AM. Great location in the heart of Hamra with plenty of dining and entertainment options nearby. Despite some minor issues like uncomfortable beds and lack of strong lights in the room, the budget accommodation provided excellent hot water and spacious bathroom. I would recommend staying at 35 Rooms for its convenience and value.

Stayed in Beirut for 3 nights in Hamra neighbourhood. In one block radius, within a 5 minute walk there are a number of restaurants and coffee shops. Guests are primarily a younger partying crowd over the weekend, but it doesn't cause any problems. One night there was some slight noise. If you are bothered by street noise, then don't bother coming to Beirut. Everyone honks and that is just the normal situation on the street in front of the hotel. The street is a one lane, one way street that doesn't get a lot of traffic, but during the day you will still find some honking. Hotel rooms were modern and spacious. Small kitchenette helps if you want to store some food in the fridge or heat up something in the microwave. Overall, the hotel is a good value for the overpriced hotel market in Beirut. Compared to some other places out there that our friends stayed in over the same weekend, this definitely was the best one
Food on offer for the breakfast was good, but one morning fruits and bread were not fresh. Breakfast spread contained fresh tomatoes and tasty cheeses typical of Lebanese breakfast. It took a little longer to connect to internet than expected, but it was included in the price of the room.

It is very trendy, staff are great, we slept in so I can't comment on breakfast - great location in hamra! Free internet etc and there was a dvd player in the room! The nicest hotel we stayed at in lebanon!!!
Liked everything!! Wish we were staying longer!

We had a wonderful stay at this hotel! The location was absolutely perfect, right in the heart of a vibrant area with plenty of restaurants and just a short walk to the beach. The staff here were incredibly friendly and always willing to assist with any requests we had. The room itself was spacious and modern, with all the amenities we needed for a comfortable stay. We particularly appreciated the electronic buttons for cleaning and do not disturb, as well as the clean and well-functioning bathroom. It truly felt like a home away from home.
It's hard to find any cons about this place, but if I had to mention one it would be that the breakfast was average. However, this minor detail didn't overshadow the overall excellent experience we had at this hotel.

Location is fine.
There was not much choice for breakfast. The rooms are facing either a parking, either a road. Executive double room was smaller than expected.

the Junior suite I booked at 35 Rooms was perfect for my needs. the room was spacious and modern, with a separate living room that allowed for comfortable sleeping arrangements and leisure time. the furniture was clean and stylish, and the recently renovated hotel had a fresh and contemporary feel. I was pleasantly surprised by how quiet the room was, thanks to the double glass windows that effectively blocked out street noise. the breakfast offered a nice variety of options, and the staff were incredibly helpful and accommodating throughout my stay. One incident that stood out was when I received a parking fine, they went above and beyond to assist me in paying it, considering I was not familiar with the local procedures. I would highly recommend 35 Rooms for its excellent accommodations and attentive staff. Cons: Nothing, all was good. 🙌.

The hotel was really really clean and the executive suite was spacious. The design of the hotel was quite nice.
The price of the room was quite expensive compared to hotel quality on international standards, but compared to prices in Beirut it was ok.
